Catch Basin Repair: Signs Your Parking Lot Drainage Needs Attention

2 min read

Catch basins do quiet, important work. They collect stormwater from your parking lot and send it into the drainage system so it does not sit on the pavement. When a basin starts to fail, water goes where it should not, and the asphalt around it pays the price.

Because the damage starts underground, many property owners do not notice until the pavement around the drain has already sunk or broken apart. Here is what to watch for.

How Catch Basins Fail

Most catch basins are built from brick, block or precast concrete with a metal frame and grate on top. Over time, freeze-thaw cycles, traffic loads and water movement break down the mortar and structure. Gaps open up, soil washes into the basin, and voids form under the surrounding pavement. Eventually the frame shifts and the asphalt around it settles.

Warning Signs to Watch For

  • Sinking around the grate: A dip or bowl shape around the drain is the most common sign of a failing basin.

  • Cracks circling the drain: These often mean the pavement is losing support underneath.

  • Standing water: If water pools near the basin instead of draining, the grate may be clogged or sitting too high.

  • Loose or rattling grate: A grate that moves when driven over points to a damaged frame.

  • Visible damage inside: Missing brick, crumbling mortar or soil collecting in the basin.

Why It Should Not Wait

A sunken basin is a trip hazard for pedestrians and hard on vehicles. It also keeps feeding water into the base under your lot, which spreads damage outward and creates potholes nearby. The longer it goes, the bigger the repair area becomes.

What the Repair Looks Like

A typical repair starts by cutting and removing the asphalt around the basin. The damaged structure is rebuilt or repaired, and the frame and grate are reset at the correct height. The area is backfilled and compacted, then new asphalt is installed and tied into the existing lot. Depending on condition, the frame and grate may be replaced as well.

Simple Ways to Protect Your Drains

  • Keep grates clear of leaves, trash and sediment, especially in the fall.

  • Check basins each spring for new settling after winter.

  • Ask your snow removal contractor to watch for grates when plowing.

  • Address problems when you schedule other paving work to save on mobilization.
