
When Is the Best Time of Year to Pave a Parking Lot in Ohio?
Asphalt work depends on the weather more than almost any other construction trade. Pave in the wrong conditions and the material will not compact or bond the way it should, which shortens the life of the lot. In Central Ohio, that means timing matters.
Why Temperature Matters
Hot mix asphalt leaves the plant at high temperature and has to be placed and compacted before it cools. When the air and ground are cold, the mix loses heat too fast. Crews get less time to work it, and compaction suffers. Poorly compacted asphalt lets water in and wears out early.
Ground temperature matters as much as air temperature. A warm afternoon in early spring can still sit on top of cold, wet ground.
The Ohio Paving Season
Spring: Paving season opens as temperatures climb and asphalt plants ramp up. Late spring is a good time for repairs and smaller projects, but rain can push schedules around.
Summer: Peak season. Warm, consistent weather is ideal for new paving, resurfacing and sealcoating. It is also the busiest time for contractors.
Early fall: Often an excellent window. Conditions are still good, and many businesses prefer to finish before the holidays and snow.
Late fall and winter: As it gets colder, major paving winds down and most asphalt plants in the region slow or stop production. Winter is mainly for emergency patching and planning.

Best Timing by Project Type
New paving and replacement: Late spring through early fall.
Resurfacing: Same window. The thinner overlay layer loses heat even faster, so warm weather matters.
Sealcoating: Warm, dry days, generally late spring through early fall.
Striping: Needs dry pavement and mild temperatures for the paint to set.
Concrete: Also needs moderate temperatures to cure properly, so it follows a similar season.
Plan in Winter, Build in Summer
The smartest property managers get estimates in the off-season. Budgets for the year are being set, contractors have time to walk the site, and you can lock in a spot on the schedule before summer fills up. Waiting until July often means waiting until fall, or next year.
Work Around Your Business
The best time to pave is also about your operations. A retail center may want to avoid the holiday rush. A school may want summer break. An office park may prefer weekends. Good planning lines up the weather window with your slowest stretch.
