How Often Should You Sealcoat a Parking Lot in Central Ohio?

Sealcoating is one of the least expensive things you can do to protect a commercial parking lot, and one of the most commonly skipped. Asphalt starts breaking down the day it is installed. Sun, water, oil and Ohio freeze-thaw cycles all go to work on the surface. A good sealcoat slows that process down and buys you years before you need major repairs.

The question we hear most from property managers around Columbus is simple: how often should we be doing this? Here is the straight answer, along with what can push your schedule shorter or longer.

Why Sealcoating Matters for Commercial Asphalt

Asphalt is held together by a petroleum-based binder. Over time, UV exposure dries that binder out. The surface turns gray, loose stone starts to show, and small cracks open up. Once water gets into those cracks, winter does the rest. Water freezes, expands, and pushes the cracks wider every season.

Sealcoating puts a protective layer over the top of the pavement. It blocks UV, sheds water, and resists oil and gas spills from parked vehicles. It also gives the lot a clean, dark finish that makes your property look cared for, which matters to tenants and customers.

The General Rule: Every Two to Three Years

For most commercial parking lots in Central Ohio, sealcoating every two to three years is a solid baseline. New asphalt should be allowed to cure before the first coat, which usually means waiting several months to a year after paving. After that, a regular cycle keeps the surface protected without building up too many layers.

More is not always better. Sealing too often can leave a thick buildup that cracks and peels on its own. The goal is to reapply when the previous coat has worn, not on a fixed calendar no matter what.

What Changes Your Schedule

  • Traffic volume: Retail centers, restaurants and distribution sites wear through sealcoat faster than a small office lot.

  • Truck traffic: Heavy vehicles and turning tires scuff the surface, especially at entrances and loading areas.

  • Sun exposure: Open lots with no shade oxidize faster than lots surrounded by trees or buildings.

  • Snow removal and salt: Plow blades and deicing chemicals are hard on the surface every winter.

  • Drainage: Areas where water sits after rain break down faster and may need attention sooner.

The Best Time of Year to Sealcoat in Central Ohio

Sealcoat needs warm, dry conditions to cure properly. In Central Ohio, that usually means late spring through early fall. Most manufacturers call for temperatures of at least 50 degrees and rising, with no rain in the forecast for the next 24 hours. Summer is prime time, but early fall works well too as long as nights are not getting too cold.

Because the season is limited, schedules fill up. If you know your lot is due, it pays to get on the calendar early in the year so the work can be planned around your business hours.

Signs Your Parking Lot Is Overdue

  • The asphalt has faded from black to light gray.

  • You can see loose stone or a rough, sandpaper texture on the surface.

  • Hairline cracks are showing up across the lot.

  • Oil stains are soaking in instead of sitting on top.

  • Water no longer beads up after a rain.

Fix the Cracks Before You Seal

Sealcoating is not a repair. It will not fill open cracks or fix potholes, and sealing over damaged pavement just hides problems that keep getting worse underneath. Cracks should be cleaned and filled, and failed areas should be patched, before any sealer goes down.
