
Parking Lot Maintenance Checklist for Columbus Property Managers
Your parking lot is the first part of your property anyone sees, and one of the most expensive assets to replace. The good news is that most major pavement failures start as small problems that are cheap to fix if someone catches them early.
This checklist is built for Central Ohio weather. Use it to walk your lot each season, keep notes, and plan repairs before they turn into emergencies.
Spring: Assess the Winter Damage
Freeze-thaw cycles do most of their damage between December and March. Spring is when you find out how your lot held up.
Walk the entire lot and mark new potholes and cracks.
Check for plow damage at curbs, islands and drain grates.
Sweep up leftover salt, sand and debris.
Watch where water collects during spring rains.
Get repair estimates scheduled before the busy season fills up.
Summer: Repair, Seal and Stripe
Warm, dry weather is the best window for almost every type of asphalt work. This is when the plan you made in spring gets done.
Patch potholes and failed areas.
Clean and fill cracks so water cannot get into the base.
Sealcoat if the surface is faded and it has been two to three years.
Restripe stalls, fire lanes, arrows and ADA spaces.

Fall: Get Ready for Winter
Anything left open going into winter will be bigger by spring. Fall is your last chance to close it up.
Fill any cracks that opened over the summer.
Clear leaves and debris from catch basins and drains.
Mark curbs, islands and drain grates for your snow removal contractor.
Start budgeting for larger projects next year.
Winter: Watch and Document
Use cold patch for temporary safety fixes on new potholes.
Note areas where ice forms, since that usually means a drainage problem.
Take photos so you have a record when spring estimates come in.
Year-Round Items
Clean up oil and fuel spills quickly. They soften asphalt.
Keep catch basins clear and watch for sinking around them.
Check that ADA signage and markings are visible.
Keep one log of every repair, with dates, locations and contractors.

Reactive repairs are always more expensive. A pothole you fill this spring is a small patch. Ignore it for two winters and it becomes a full-depth repair, or part of a replacement. A planned approach also lets you budget ahead and schedule work around tenants instead of scrambling after a complaint.
